Woodlands Workspace

Woodlands Workspace is a proposal to create artist studios on a derelict gap site in the Woodlands district of Glasgow. The creative community of artists in Woodlands has been one of the driving forces behind the Woodlands Community Garden. Their energy and enthusiasm through has made this award-winning garden a focus for cultural activity and environmental education. Woodlands Workspace will harness this energy and increase our capacity to deliver arts programming. It will also address a shortage of affordable artist workspace in our locality, for although there is a variety of relatively affordable flats in our neighbourhood there is very little space to work as an artist or maker. There is provision across the city but none that allows artists to both live and work in the area. Our ideas have been tested through a six-month feasibility study and community consultation and we have found an innovative design solution to a site that has lain empty for over 2 decades. This development would enable us to ensure that local artists would have access to affordable and high quality studio space and would also increase the numbers of artists and performers who are able to use our community garden space for residencies, exhibitions and performances.  The initial plan would see the construction of five units - four artists studios and a community hub building. These will be made of structural cross-laminated timber giving high performance at low cost.

The meeting hub will have a meeting room, kitchen and toilets. It will be used as a centre for community arts activity but also as a meeting and training space for our community garden events. The community garden does not have water, toilets or electricity and so this new facility which will have all these installed, will also increase the accessibility of our garden's ongoing programme of arts activities.  The artist studios will be used by local artists, craftspeople and community arts organisations who will contribute to a programme of residencies, exhibition and events both at our community garden and our new gap site.

In February 2013 our Woodlands Workspace Business Plan was submitted to Glasgow City Council who own the site and we started negotiating around obtaining a lease.  After over 4 years of negotiation, we were finally issued with a 15 year lease at the end of June 2016, which means we are now able to start work on site. To date we have secured funding for 50% of the costs from Creative Scotland, plus a further £20,000 funding from Robertson Trust and £54,000 from Scottish Government's Town Centre Communites Captial Fund. Together with some of our own capital funding reserves, this means around 80% of the full costs of the project are now met.

We now have the planning permission, building warrant and the funding we need for the first phase of work to begin.

Phase 1 works will see the site being landscaped, connected to infrastructure and utilities, the current temporary ramp being replaced with a staircase (+disabled access platform stair lift) and the installation of a new small community meeting hub building (located at street level).  We are delighted to be working with Lochlie Construction Group who we've appointed to undertake all the ground works on site.

Our community hub building is being manufactured off site by Carbon Dynamic. It is now just about complete except for the external cladding. Once the ground works are completed it will be craned into position, most likely to be at the beginning of April.

During 2017/18 the site will be used for community events, exhibitions and arts activities including a weekend arts festival that has been funded by Big Lottery Celebrate. It will also be used to promote our Don’t Waste Woodlands initiative to help tackle local problems around street litter and fly-tipping. The hub building will be shared with our community garden, giving our hardy garden staff and volunteers the luxury of toilets, hot water and a warm meeting space.

The Artist studios (Phase 2) will follow in 2018, and be let out to local arts and crafts people who will contribute to an ongoing programme of arts and cultural activity linked to Woodlands Community Garden and our other local environmental initiatives.

The full cost of the Workspace project is just over £300k, of which Woodlands Community Development Trust have already raised over £240k. Principal Funders include Creative Scotland,Scottish Government and Robertson Trust as well as our own reserves. We are currently fundraising to meet the final cost of four artist studios with an estimated shortfall in funding of approximately £50-£60k. Much of the preparatory ground work for the studios including laying of foundations is likely to be done during this construction phase. Subject to raising the funds we hope the full scheme will be completed by Spring 2018.
